Sierra Interactive Pricing (2026): The Real Math Behind the Sticker Price

Sierra Interactive is one of the few real estate platforms in its class that actually publishes prices. That is genuinely rare: BoldTrail, CINC, and Zurple all gate their numbers behind a sales call. But a published sticker is not the same thing as a published bill. The base plan buys the CRM, one IDX website, and one MLS feed. The AI texting most buyers come for, the dialer, extra seats, premium site designs, and ad management are all separate line items, and they stack fast.

We pulled every figure on this page from sierrainteractive.com’s official pricing page on July 17, 2026, then did the math Sierra’s page does not do for you: three realistic stacked scenarios and the exact month where annual billing beats monthly.

Sierra Interactive costs $299.95 to $599.95/mo on annual billing ($359.95 to $724.95 monthly, plus $500 setup). The real bill is higher: Lead Engage AI texting adds $199/mo and is not available on Starter. A realistic 8-agent Growth setup with ads lands near $1,259/mo before ad spend.

The catch to read before anything else: Lead Engage is not on Starter

If you are shopping Sierra Interactive in 2026, there is a decent chance the AI is the reason. Lead Engage is Sierra’s AI text follow-up service: $199/mo, unlimited leads, and it handles the first-touch and long-tail nurture conversations that most agents drop.

Here is the catch, and Sierra’s pricing page states it plainly: Lead Engage is not available on the Starter plan.

That single line changes the budgeting math for solo agents more than anything else on the page. The advertised $299.95/mo entry point buys you a strong CRM and IDX site, but zero AI follow-up. To get the feature that puts Sierra in the AI conversation at all, you need Essential at $399.95/mo plus the $199/mo Lead Engage fee: a real floor of $598.95/mo on annual billing. That is double the sticker most people anchor on.

Faz says: This is the most common budgeting mistake we see with Sierra. Someone quotes the $299.95 Starter price in a Facebook group, a solo agent signs up expecting AI texting, and then finds out the AI lives one tier up plus $199/mo. Budget from $599, not $300, if AI follow-up is the point.

Scenario 1: solo agent on Starter

The setup: one agent, annual billing, CRM + IDX site + one MLS feed, plus the dialer for call sessions.

What you get for that: one of the better IDX site and CRM combos in the category, and nothing automated texting your leads. If you skip the dialer, the pure floor is $299.95/mo. Compare that to Real Geeks, where the verified 2026 base is $399/mo plus a $500 setup fee: Sierra’s solo entry is actually cheaper on annual billing, as long as you do not need AI follow-up.

The honest read: Starter is a website and database play. If that is all you want, the price is fair. If you want the platform doing follow-up work while you sleep, Starter is the wrong tier by design.


Scenario 2: 3-agent team on Essential with Lead Engage

The setup: a small team, three users (all included in Essential), Lead Engage doing AI first-touch and nurture, annual billing, no paid ads yet.

Per agent, $598.95 across three people is just under $200/head for CRM, IDX site, and unlimited-lead AI texting. Growth note before you sign: user four costs $60/mo on Essential. A team planning to hire past five or six seats should price Growth from day one, because Essential’s per-seat pricing is the platform’s most expensive at exactly the headcounts where teams expand.

The setup: eight users, Lead Engage, Google PPC through Sierra at $2,000/mo spend, Facebook Full, annual billing. This is the configuration Sierra’s marketing is really built around.

Two things soften the number. The dialer being free on Growth quietly saves $100/mo versus the lower tiers. And Growth’s extra-seat pricing is the cheapest in the lineup: $20/mo for seats six through ten, $10 for eleven through forty-nine, and $5 from seat fifty. Saru says: The 10% Google management fee is the line to negotiate. At $2,000/mo spend it is $200; at $5,000 it is $500 for what is largely the same campaign scaffolding. If you are committing to serious spend, ask whether the percentage steps down at higher budgets before you sign anything.

Annual vs monthly: the break-even is month 9

Monthly billing costs you twice: the rate is roughly 16 to 17% higher, and you pay the $500 setup fee that annual billing waives.

The break-even column is the useful one. It answers: if I take monthly billing to stay flexible, how many months can I stay before I have paid more than the entire 12-month annual contract? On Starter, $500 setup plus $359.95/mo passes the $3,599 full-year annual price during month 9. Essential and Growth cross early in month 10.

So monthly billing is only rational insurance if you genuinely believe you might leave within about nine months. Stay any longer and you have paid annual-contract money without getting the annual price. For a team that has already demoed the platform and expects to run it for a year or more, annual billing is close to free money: no setup fee and roughly 17% off, in exchange for a commitment you were going to make anyway.


What is actually in the base price, and what is not

The base subscription at every tier covers the CRM, one IDX website, and one MLS feed.
