Zeitro Review (2026): An $8/Month AI Mortgage Assistant, Tested
Most mortgage software reviews we write start with a fight over hidden pricing. This one is the opposite problem. Zeitro publishes its prices right on the site, and the headline number is so low it triggers suspicion instead of relief: $8 per month, per user, for an unlimited AI guideline assistant plus a point of sale, a CRM, a pricing engine, and a personal website. For context, Floify’s legacy rate card started at $79 per user before it went quote only, and standalone AI guideline tools routinely quote hundreds per seat.
Nobody else has properly reviewed this thing. When we ran the SERP for “Zeitro review,” the only third party coverage we found was one promotional post, and half the results were about an unrelated electric bike brand. So this is a category opening review: we signed up for the free Explorer tier, ran real scenario questions through the AI, poked at the POS and CRM, and dug into who is actually behind the company. The short version: the product is genuinely useful and absurdly cheap, and the company behind it is small enough that you should read our viability caveat before wiring your whole workflow into it.

What Zeitro actually is (and what it is not)
Zeitro is a mortgage technology platform founded in 2019 by Igor Plotnikov. The pitch on zeitro.com is an all in one stack for loan professionals built around four pieces: Strata AI (the guideline assistant), a pricing engine, a Digital 1003 point of sale, and GrowthHub, which bundles the CRM and marketing side. The company says its customers include General Mortgage Capital Corp and Mega Capital Funding.
One disambiguation before anything else, because it polluted half our research: this is not ZeitroBike. There is an unrelated electric bike company, sometimes listed as Zeitro LLC, that operates at zeitro.net and sells e bikes. Same name, zero connection. If you search “Zeitro reviews” and land on complaints about battery range, you are on the wrong company entirely. The mortgage platform lives at zeitro.com.
The second naming wrinkle is internal. Zeitro’s AI assistant launched as Scenario AI and was renamed Strata AI in March 2026. The rename has not fully propagated: the pricing page still labels the custom enterprise tier “Scenario AI,” while the product pages talk about Strata. If you see both names in the wild, they are the same underlying product line. We will use Strata for the assistant and note Scenario AI where Zeitro itself still does.
Strata AI: the guideline assistant that justifies the subscription
Strata is the reason to care about Zeitro. It is an AI agent trained on mortgage guidelines: Fannie Mae, Freddie Mac, FHA, VA, and USDA overlays are built in, plus non QM programs. You describe a borrower scenario in plain language, and it tells you whether the file fits, which programs work, and, critically, cites the exact guideline language it based the answer on.
That citation layer is the difference between a toy and a tool. Generic chatbots will confidently invent DTI limits. Strata’s answers come back with the source passage attached, so an underwriter or a skeptical LO can verify the claim in seconds instead of trusting a black box. In our Explorer tier testing, we threw it standard mid difficulty questions: self employment income seasoning, departure residence rental income, FHA collections thresholds. Answers came back structured, cited, and consistent with the guidelines we checked them against. We were working inside the free tier’s 5 queries per day cap, so call our testing a solid spot check rather than an exhaustive accuracy audit.
Two features stood out in use. DeepSearch runs a single question across every lender guideline set you have loaded and compares them side by side, which is the actual daily workflow of a broker shopping a weird file. And scenario evaluation works from eligibility inputs only, income, assets, credit, property, occupancy, with no borrower PII required, which matters if your compliance officer gets nervous about what goes into AI tools.
Zeitro’s own numbers for Strata are that over 3,000 mortgage professionals use it, that it saves around 7 hours per loan file, and that it delivers 85% accuracy on guideline answers. Treat all three as vendor claims. We found no independent benchmark backing any of them, and with no G2 or Capterra listing there is no crowd sourced check either. Our hands on impression was positive, but “the vendor says 85%” is not the same as a verified 85%, and a wrong guideline answer on a live file costs real money. Verify anything consequential against the source document, which the citations make easy to do.
The rest of the stack: POS, CRM, pricing engine, website
The $8 does not just buy the AI. Every plan, including free, ships the full platform:
Digital 1003 (POS). A clean borrower facing loan application that produces FNM 3.4 files. It covers the core POS job: application intake, document review, and condition collection. It is not a Blend or Floify grade enterprise POS; there are fewer integrations, fewer automation rules, and less of the verification of income and assets machinery the big platforms sell. For a solo broker taking a handful of applications a month, it is entirely serviceable. Note the free tier’s export cap: 10 FNM/1003 exports for the lifetime of the account, which is Zeitro’s polite way of making producing LOs pay the $8.
CRM and GrowthHub. Contact management, pipeline tracking, and marketing basics. It exists and it works, but nobody should leave a real CRM for it. Think of it as included plumbing, not a Homebot or Jungo replacement. Pricing engine. A PPE for quoting scenarios in real time, tied into the same guideline data Strata reads. Being able to move from “does this file fit” to “what does it price at” inside one tool is genuinely convenient, though wholesale brokers will still live in their lenders’ own portals for lock desk work.
Personal website plus calculators. Each user gets a borrower facing site, and the platform ships nine calculators: affordability, payment, income, self employment income, mortgage insurance, pricing, DSCR, down payment assistance, and rental income. The DSCR and self employment calculators are the sleepers; those are the questions that actually eat an LO’s afternoon.
The honest framing: everything outside Strata is a competent version of software you can get elsewhere. Strata is the differentiated piece. You are paying $8 for the AI and getting the rest as a bundle sweetener.
Zeitro pricing in detail
All figures below are official, from zeitro.com/pricing, verified July 18, 2026.
Explorer, free. Full platform access: website, Digital 1003, CRM, AI tools, document review, condition collection. The limits are the GuidelineGPT cap of 5 queries per day and 10 lifetime FNM/1003 exports.
Individual, $8 per month per user. Everything in Explorer with unlimited GuidelineGPT queries and unlimited exports. This is the plan a producing solo LO or broker actually needs.
Business, $35 per month per company. Covers up to 30 users, then $8 per month per additional user, and adds whitelabeling plus onboarding and technical support. Run the math on that: a 30 person branch pays $35 a month total, which is $1.17 per seat. We have reviewed a lot of mortgage software and we have never typed a number like that before.
Scenario AI Enterprise and Loan Product Listing, custom. The enterprise tier is a customizable build of the Strata/Scenario AI experience for lenders; Loan Product Listing markets a lender’s products nationally with ratesheet, guideline, and loan file sync. Both are demo gated with no public pricing.
One pricing durability note, and it doubles as our segue to the caveat section: prices this far below market are usually a land grab phase, not a permanent state. Zeitro is a bootstrapped company that needs revenue eventually. We would not be surprised to see these numbers rise or restructure, so if you adopt it, budget as if the real price were 3 to 5 times higher and treat today’s rate as a bonus. The viability caveat: 26 people and a very small balance sheet
Here is the part every other mention of Zeitro skips. Public company profiles show Zeitro at roughly 26 employees with about $10K in disclosed outside funding since its 2019 founding. In practice that means bootstrapped: no venture war chest, no acquirer parent, a lean team carrying an AI product, a POS, a CRM, a PPE, and a website builder simultaneously.
That cuts both ways. The upside is real: bootstrapped vendors do not burn out of money on a VC clock, and the $8 price is plausible precisely because there is no growth at all costs spend behind it. The downside is concentration risk. A 26 person company is one bad quarter, one acquisition, or one key departure away from a very different product. There are no G2 or Capterra listings, no meaningful independent review base, and the only third party coverage we found was promotional. Named customers like General Mortgage Capital Corp and Mega Capital Funding are a good sign, but they are vendor supplied references, not independent validation.
Our practical guidance: adopt Zeitro as a co pilot, not a system of record. Let Strata answer guideline questions and let the calculators save you time, but keep your loan files exportable (the FNM 3.4 export helps here), keep your CRM data somewhere you control, and do not build a 30 seat branch workflow on it without an exit plan. At $8 a month the downside of trying it is a rounding error. The downside of depending on it is not.
Who Zeitro is for
Solo LOs and small broker shops are the sweet spot. You get an AI guideline assistant that would cost hundreds elsewhere, plus a usable POS and website, for the price of a sandwich. If you shop non QM files across multiple lenders, DeepSearch alone is worth the subscription.
Cost conscious teams up to 30 seats get the single best per seat price in mortgage software, with whitelabeling included. Just heed the concentration risk above before making it the whole stack.
New LOs building a book get a free tier that is actually functional rather than a crippled trial, and the calculators plus personal website cover the borrower facing basics on day one.
Who should skip it: enterprise lenders who need SLAs, deep LOS integrations, and a vendor that will still exist in identical form in five years. One honest limitation
Beyond the vendor size question, the product limitation that bit us most is depth outside the AI. The CRM is thin, the POS automation is basic, and the integration ecosystem is short. Zeitro is best in class at exactly one thing, cited guideline answers, and merely adequate at everything else it bundles. If you evaluate it as “a Floify plus a Jungo plus an AI for $8,” you will be disappointed by the first two. Evaluate it as “an AI guideline assistant that happens to include free plumbing,” and it delivers.

Zeitro earns a 4.0. Strata AI is a genuinely useful, citation backed guideline assistant, the free tier is honest, the pricing is published and absurdly low, and the bundled POS, CRM, and calculators are competent extras. We withhold the last point for the thin everything else, the vendor claims we could not independently verify, and a 26 person bootstrapped company profile that makes both the product roadmap and the $8 price feel provisional.
The decision rule is simple. If a wrong guideline answer costs you an afternoon, sign up for Explorer today and test it on your three ugliest recent files; the trial costs nothing and the paid tier costs $8. If a vendor outage costs you a branch, keep Zeitro as a sidearm and leave your system of record where it is. Either way, this is the cheapest real AI in the mortgage stack right now, and it deserves to be evaluated on its merits instead of confused with an e bike company.
