Best AI Marketing Tools for Real Estate Agents (2026): Social, Ads, Video, Mail
Search “AI marketing tools for real estate” and almost every page-one result is a vendor ranking itself first. Roof AI does it twice. Luxury Presence, Birdeye, and Perspective AI all publish lists where, surprise, they win. Nobody in those rankings mentions Editora, the strongest new listing-video tool of 2026, and not one of them covers AI handwritten direct mail, which is quietly one of the best-performing farming channels agents can buy right now.
So we built the list we could not find: an independent roundup of AI marketing tools for real estate agents, scoped to the four lanes where AI actually executes marketing for you, with every dollar figure labeled as official or reported.
What this guide covers (and what it deliberately does not)
Here is the master comparison. Note the pricing transparency column: it is the single biggest practical difference between these tools, because half this category refuses to publish a number.
| Tool | Lane | Starting price | Pricing transparency | Best for |
|---|---|---|---|---|
| Coffee & Contracts | Social content | $74/mo (official) | Fully public | Agents who want designed templates plus AI captions |
| RealEstateContent.ai | Social content | $99/mo or $899/yr (official) | Fully public | Volume posters who want scheduling built in |
| PropertySimple | Social content + ads | $149/mo, $99 promo (official) | Fully public | Set-and-forget social plus automated listing ads |
| Ylopo | AI ad management | Quote only | Gated | Teams spending serious ad budget who want AI follow-up |
| Lofty | AI ad management | $449 to $1,500/mo (reported) | Gated | Teams consolidating CRM, ads, and social in one platform |
| Luxury Presence | AI ad management | Quote only | Gated | Luxury agents who need brand-first ads and web presence |
| Editora | Listing video | $14 per listing (official) | Fully public | Cinematic listing videos with your own cloned voice |
| Handwrytten | AI direct mail | $3.75 per card retail, ~$1.19-$1.99 on subscription, postage separate (official) | Fully public | Geographic farming with robot-pen handwritten mail |
| Thanks.io | AI direct mail | $0.64 per piece (official) | Fully public | Budget mail drops and past-client touches |
Notice a pattern? The tools that publish pricing are the single-lane specialists. The all-in-one ad platforms gate everything behind a demo call. That is not a coincidence: gated pricing usually means negotiable pricing, and we cover what to push on in each entry.
Lane 1: AI social content engines
The job here is simple: keep your Instagram, Facebook, and LinkedIn alive without you spending Sunday nights in Canva. All three picks generate captions and creative; they differ on design quality, scheduling, and how much runs without you.
1. Coffee & Contracts: best designed social content with AI on top
Coffee & Contracts started as a template membership and has grown into the most polished social content system in real estate. You get a monthly drop of designed templates (posts, reels covers, stories, email graphics), a caption library, and the newer AI layer: AI captions, Content Studio reel scripts, and a Claude integration that turns the monthly content calendar into captions written in your voice. The template designs are official product; on the AI side, the caption and Content Studio features are documented on Coffee & Contracts’ own blog, with the depth of the Claude workflow also described in third-party reviews, so consider the exact AI feature set partly reported.
In our runs, the difference from generic AI social tools was obvious in the first week. Generic tools give you correct but flat posts. Coffee & Contracts gives you a designed carousel about, say, seller closing costs, plus a caption that sounds like a person. The AI does not replace the design team; it fills the gaps between drops.
Pricing is refreshingly public: $74/mo, $199/quarter, or $740/yr (official, coffeecontracts.com/pricing, checked July 2026). The annual plan works out to about $61.67/mo.
Who it is for: solo agents and small teams who care how their brand looks and want AI assistance, not AI autopilot.
One honest limitation: nothing posts by itself. Coffee & Contracts hands you the content; you (or a scheduler) still have to publish it. If you want true hands-off posting, look at the next two tools.
2. RealEstateContent.ai: best for volume with built-in scheduling
RealEstateContent.ai is the workhorse pick: unlimited AI-generated content plus native scheduling to Facebook, Instagram, LinkedIn, X, and TikTok. Its best trick is listing-URL-to-post: paste a listing link and it builds the social assets from the listing data, which cuts new-listing announcement time to about two minutes.
We found the output quality a notch below Coffee & Contracts on design but well ahead on throughput. If your strategy is “post every day and stay top of mind,” this is the tool built for that strategy. The unlimited generation means you can burn through ten variations of a market-update post and keep the best one without watching a credit meter.
Pricing: $99/mo or $899/yr (official, checked July 2026).
Who it is for: agents and teams who want daily posting across five platforms without a separate scheduling subscription.
One honest limitation: the templated look. Post enough unedited output and a trained eye can spot the tool. Budget 15 minutes a week to customize your best posts so your feed does not match three other agents in your market.
3. PropertySimple: best fully automated social plus listing ads
PropertySimple is the most autonomous tool in this lane: it posts to your social accounts seven days a week and automatically launches ads for your listings. You connect your accounts, it does the rest. That crosses into lane 2 territory, which is exactly its pitch: social presence and lead-gen ads from one subscription, with a pay-per-ad model on top for boosting.
Pricing went public and is now on the site: the Autopilot plan is $149/mo (promotional $99/mo with a 7-day free trial), and the ZIP Code plan, which adds exclusive area targeting and automated ads on hot properties in your ZIP, starts at $249/mo (official, propertysimple.com/plans-and-pricing, checked July 2026).
Who it is for: agents who know they will never manually post and would rather have automated consistency than curated perfection.
One honest limitation: reviews are genuinely mixed. PropertySimple averages 2.68 out of 5 across 99 reviews on Reviews.io as of July 2026, with lead quality the most common complaint. Our read: it delivers on the automation promise, but treat the leads from its ads as top-of-funnel prospects that need real follow-up, not ready buyers. Trial it on the $99 promo before committing.
Lane 2: AI ad management and lead-gen marketing
This is the lane where budgets get real. These platforms run your Facebook, Instagram, and Google ads with AI handling targeting, creative, and budget, then feed the leads into AI nurture. All three gate their pricing, so we labeled every number.
4. Ylopo: best AI-managed ads if you can stomach quote-only pricing
Ylopo is the reference platform for AI-managed real estate advertising. It runs dynamic listing ads across Facebook, Instagram, and Google, then hands responses to Ylopo AI, its text and voice assistant, for engagement and nurture. Two things to know before a demo. First, Ylopo is not a CRM: it layers on top of one, and its AI Voice product officially requires Follow Up Boss as the CRM. Second, its old “rAIya” assistant branding is retired; the current name is Ylopo AI.
Ylopo publishes no pricing, and its performance numbers are its own: a claimed 48% lead response rate, more than 25 million AI conversations per month, and 75,000+ users, all vendor-published figures we could not independently verify. The scale claim is plausible given its market position; the response-rate claim deserves the usual skepticism you would apply to any vendor benchmark.
We break down what buyers actually report paying, and what to negotiate, in our full Ylopo pricing guide.
Who it is for: teams already spending $1,000+/mo on ads who want the ad management and the AI follow-up handled by one system.
One honest limitation: the quote-only pricing plus the Follow Up Boss dependency means the true monthly cost is platform fee plus CRM plus ad spend. Solo agents on lean budgets should start in lane 1 and graduate here.
5. Lofty: best all-in-one if you want ads, social, and CRM together
Lofty (the platform formerly known as Chime, rebranded in November 2023) bundles marketing automation, an AI Social Agent that generates and posts content, dynamic ads, and a full CRM. Quick disambiguation: lofty.com is the real estate platform; lofty.ai is an unrelated fractional real estate investing app.
For marketing specifically, Lofty’s pitch is consolidation: your ads, your social posting, your IDX site, and your nurture all live where your contacts do. The AI Social Agent handled our test content competently, roughly on par with lane 1 tools, and the dynamic ads engine is mature.
Pricing is gated. Third-party reports put core plans at $449 to $1,500/mo plus setup fees, and the AI Sales Agent add-on from $60/mo (both reported, not vendor-published; figures as of mid-2026). Full breakdown and negotiation notes in our Lofty pricing guide.
Who it is for: teams of three or more who want one login for marketing and CRM and are tired of stitching tools together.
One honest limitation: the all-in-one convenience cuts both ways. If Lofty’s social content or ad performance underwhelms, you cannot swap that one piece without disturbing your CRM. Single-lane tools are easier to fire.
6. Luxury Presence: best for brand-first luxury marketing
Luxury Presence approaches marketing from the brand side: award-bait websites first, then paid ad management, social media management (currently in beta, per its own site), and AI lead nurture layered on. If your business depends on looking like the premium option in your market, this is the platform built around that positioning.
The AI story here is real but supporting-cast: AI nurture engages inbound leads, and the ads team uses AI-assisted targeting, but humans manage the accounts. For a luxury agent, that is arguably the right mix; a fully automated ad engine writing luxury copy is a brand risk.
Pricing is quote-only with no published figures (official: the site simply does not list pricing). Expect a website build cost plus a monthly retainer, and negotiate the ad management fee as a percentage of spend rather than a flat rate if your budget is significant.
Who it is for: luxury and luxury-adjacent agents whose marketing problem is brand perception, not lead volume.
One honest limitation: this is the least self-serve tool in the guide. Everything routes through their team, which means quality but also turnaround times. Agents who like to launch a campaign at 10pm will feel the friction.
Lane 3: AI listing video
We are deliberately keeping this lane to two entries. Listing video deserves its own future roundup; these are the two tools worth knowing today.
7. Editora: best new listing video tool of 2026
Editora launched in April 2026 and is the tool this whole category has been waiting for: it turns ordinary listing photos into branded, cinematic listing videos automatically. Feed it a listing address and it pulls the photos and property details, applies motion and professional editing logic to still images, adds music and AI narration, and brands the output for you or your brokerage. The headline feature is voice cloning: the narration can be your own voice, cloned, so every listing video sounds like you actually recorded it.
Founder Julie Drazen spent two decades editing commercials and television for brands like Nike and Apple before building Editora, and it shows in the output. In our test renders, the motion applied to static listing photos read as intentional cinematography, not the pan-and-zoom slideshow effect cheaper tools produce. RealEstateNews covered the launch in April 2026 as part of a wave of pro-quality AI content tools, and none of the vendor-written “best AI marketing” lists on page one mention it yet, which is exactly why it is here.
Pricing is public and honest (official, editora.ai/pricing, checked July 2026): Pay As You Go at $14 per listing with unlimited revisions, agent branding, and AI narration; Pro at $49/mo for 5 listing addresses monthly with unlimited videos plus voice cloning; Expert at $99/mo for 10 addresses plus listing sync automation; a Cinematic Upgrade add-on at $24 per video; and custom Enterprise plans for brokerages. Free trials on everything except Enterprise, no card required.
Who it is for: any listing agent. At $14 per listing, the math works even for a single transaction: one video, sliced for Instagram, YouTube, and the MLS link, for less than a yard-sign rider.
One honest limitation: it is three months old. The core product impressed us, but expect early-product rough edges, and the voice clone needs a clean audio sample to sound like you rather than a polite radio announcer.
8. Reel-E: the social-reel specialist (see our full review)
Where Editora goes cinematic, Reel-E specializes in fast, social-native listing reels. We have already tested it in depth, scored it, and covered its pricing, so we will not re-review it here: read our full Reel-E review for the hands-on verdict. Short version: it earns its slot in this lane for agents whose video strategy is Instagram-first volume rather than cinematic quality.
Lane 4: AI direct mail and farming
Here is the category zero page-one lists cover, which is strange, because for geographic farming it is quietly some of the best-converting marketing money in real estate. The AI angle is twofold: AI writes the copy, and in Handwrytten’s case, robots physically write it.
A quick graveyard note first, because older roundups will steer you wrong here: Addressable, the robot-handwriting service most 2023-era lists recommended, shut down abruptly in November 2023 after what Inman reported as a fatal cash crunch. Its old domain, addressablemail.com, now redirects to Elite Listings, a completely different done-for-you farming service. If a list still recommends Addressable, that list has not been updated in a while.
9. Handwrytten: best AI handwritten mail for farming
Handwrytten uses robots holding real ballpoint pens to write AI-drafted notes and cards. Not a handwriting font: an actual pen, with ink pressure and stroke variation, which is why recipients open it. It has a dedicated real estate and mortgage solution, AI-assisted copy, and integrations that let you trigger notes from your CRM (there is even a Claude integration on the current integrations list).
Pricing is public: $3.75 per card at retail, dropping to roughly $1.19 to $1.99 per card on subscription tiers, with postage billed separately at USPS rates (official, checked July 2026). Business plans start around $374/mo billed annually. Watch the postage line: unlike some vendors, the card price here does not include the stamp.
Who it is for: agents farming a specific neighborhood, or anyone doing high-value touches like post-closing thank-yous and absentee-owner outreach where a printed postcard would read as junk.
One honest limitation: cost per touch. At a few dollars per piece all-in you cannot carpet-bomb a whole ZIP code monthly the way you might with postcards. This is a precision tool: smaller lists, better targeting, higher response.
10. Thanks.io: best budget AI mail for volume drops
Thanks.io is the volume counterpart: handwritten-style (rendered, not robot-pen) postcards and letters from $0.64 per piece (official, checked July 2026), with an AI Studio that generates personalized postcard and letter copy per recipient. It also has an API and integrations, so teams can trigger mail automatically: a just-sold card to the surrounding streets the day a deal closes, for instance.
In our runs the AI Studio copy was solid mid-grade marketing writing that benefits from a human pass, but the personalization tokens plus automation make it the cheapest way to keep a farm warm by mail.
Who it is for: agents and teams who want mail in the mix at postcard economics, and anyone automating just-listed and just-sold drops.
One honest limitation: the handwriting is simulated, and side by side with Handwrytten’s robot-pen output, you can tell. For a $0.64 farming postcard that is fine; for a $2M past client’s anniversary note, pay the robot-pen rate.
If your lane-2 budget is leaning toward guaranteed-lead vendors, read our Market Leader pricing investigation first: the vendor publishes no prices and the top reviews contradict each other by $50 a month.
How to build your stack (budget math)
Three realistic configurations, using only official published prices where they exist:
Solo agent, under $200/mo: Coffee & Contracts ($74/mo official) for social plus Editora Pay As You Go ($14 per listing official) plus a monthly Thanks.io farm drop (from $0.64 per piece official). Total for an agent with two active listings and a 200-home farm: roughly $230 in a listing month, under $210 otherwise.
Growing team, $500 to $1,000/mo: RealEstateContent.ai ($99/mo official) for volume posting, Editora Pro ($49/mo official) for listing video, Handwrytten for sphere touches, and the remainder held as actual ad spend rather than more software.
Established team, $1,500+/mo: consolidate ads and nurture on Ylopo or Lofty (get quotes; Lofty reportedly runs $449 to $1,500/mo, and our Lofty pricing and Ylopo pricing guides cover what to negotiate), keep Editora for video, and keep Handwrytten for the handwritten layer no platform bundles.
One adjacent tool worth knowing: Perspective AI sits closer to lead capture than marketing execution, so it is out of scope here, but if mobile funnels are your gap, see our Perspective AI review. And if the leads these tools generate are dying in your inbox, the fix is not more marketing: it is our guide on how to use AI for real estate lead follow-up.
Verdict
The vendor-written rankings cluttering this search term all point you at all-in-one platforms, because that is what the vendors sell. Our testing points the other way for most agents: the best value in AI real estate marketing right now is in single-lane specialists with public pricing. Coffee & Contracts at $74/mo (official) is the social pick. Editora at $14 per listing (official) is the best new tool in the entire roundup and the one nobody else is covering. Handwrytten (from about $1.19 per card on subscription, official, postage separate) owns a farming channel the platforms ignore entirely.
Graduate to Ylopo, Lofty, or Luxury Presence when your ad budget justifies a platform, and walk into those demo calls with our pricing guides open, because in the quote-only tier of this market, the first number you hear is rarely the real one.
