On top of that, Premier’s advertised $1 per unit rate has historically required bundling Yardi’s screening and insurance products, and unbundled it doubles to $2 per unit. Yardi’s current pricing page does not mention that condition at all, which is exactly why we are writing this.

We priced both platforms at 50, 100, 200, and 1,000 units, dug through the AI feature gates on both sides, and pulled the review data. Let us get into it.

This is the section most comparison posts skip, and skipping it is how buyers end up demoing the wrong product. Yardi sells three distinct platforms, and “AppFolio vs Yardi” means something different depending on which one you line up.

Yardi Breeze is the entry product: residential-first, $1 per unit with a $100 monthly minimum, aimed at small landlords and small management companies. It covers listings, applications, screening, online payments, maintenance requests, and basic accounting. It is genuinely simple, and genuinely limited. Reporting depth and screening are its two most-cited weaknesses in Capterra reviews, and neither surprised us in testing.

Yardi Breeze Premier is the mid-market product and the real AppFolio rival. It adds corporate accounting, job costing, custom report writing, more property types (including affordable and commercial mixes), and the meaningful AI feature we cover below. It carries the $400 monthly minimum that drives this entire comparison.

Yardi Voyager is the enterprise platform: thousands of units, institutional owners, full configurability, and the only Yardi product that runs Virtuoso, Yardi’s AI platform, which includes its Claude connector and the deeper agentic tooling. We want to be precise here because vendor marketing blurs it: Virtuoso is a Voyager and enterprise capability. It is not in Breeze, and it is not in Breeze Premier. If a sales conversation implies your Breeze Premier subscription gets you Yardi’s headline AI platform, that implication is wrong. Premier’s AI is Smart AP, the chatbot, and ID Verify. Yardi Breeze pricing: official, published, and one big ambiguity

Credit where due: Yardi Breeze publishes its prices, which in the 2026 property management software market makes it nearly exotic. As of July 21, 2026, the US pricing page shows:

• Breeze commercial: $2 per unit per month, $200 monthly minimum
• Breeze Premier residential: $1 per unit per month, $400 monthly minimum
• Breeze Premier affordable: $3 per unit per month, $400 monthly minimum
• No setup fees, no training fees, no support fees. Annual agreement required.

Now the ambiguity, and we are going to present both sides with dates because the honest answer is that Yardi’s own materials disagree.

The November 2024 version. Yardi’s own pricing blog post from November 2024 stated that Premier’s $1 per unit residential rate applies when you bundle Yardi’s screening and insurance products on a 12 month contract. Unbundled, the post put Premier at $2 per unit. That is a 2x swing on the per-unit rate depending on whether you commit to Yardi’s ancillary products.

The July 2026 version. The live pricing page we checked on July 21, 2026 shows Premier at $1 per unit with the $400 minimum and says nothing about a bundling condition. No asterisk, no footnote.

So which is it? We genuinely do not know, and we are not going to assert one number the way other comparison sites do. Either Yardi dropped the bundling requirement and the page reflects a real simplification, or the condition still exists in the contract and the page simply omits it. The difference is material: at 500 units, $1 versus $2 per unit is $6,000 a year. Our advice is boring and non-negotiable: get the per-unit rate, the bundling conditions, and the minimum in writing on the order form before you sign, and ask directly whether the $1 rate requires Yardi screening and insurance.

What Yardi deserves real credit for: no onboarding fees at all. As you will see in a moment, that is not a small contrast with AppFolio.

But if you need Premier because you want the feature set that actually matches AppFolio (corporate accounting, custom reporting, job costing, Smart AP), the trap springs: Premier at $400 is more expensive than AppFolio at $280 to $298. The tier that competes with AppFolio loses to AppFolio on price at exactly the portfolio size where most buyers are comparing them. That is the inversion this whole article exists to document.

At 100 units. Premier is still pinned at its $400 minimum ($4 per unit effective). AppFolio’s reported range puts it around the low $300s to $400 depending on tier and quote. Call it a rough tie with the edge to AppFolio on the low end of its range. Base Breeze, if it covers you: $100 at the minimum’s edge, still miles cheaper.

At 140 to 200 units. This is the crossover band. Somewhere in here, Premier’s per-unit math ($1 to $2 per unit, depending on how the bundling question resolves) escapes the $400 minimum and undercuts AppFolio’s reported per-unit rates. If Premier really is $1 per unit unconditionally, the crossover lands near 140 units. If the unbundled $2 rate applies, it stretches toward 200 and beyond. At 1,000 units. Premier at $1 per unit would be $1,000 per month; at $2, $2,000. Ease of use, support, and what reviewers actually say

The review data breaks one way, cleanly. On G2 as of July 2026, AppFolio holds 4.5 across 1,888 reviews against Breeze’s 4.2 across 327. The gap widens where it matters most for daily work: ease of use scores 4.5 for AppFolio versus 3.8 for Breeze. In our own runs that tracked: AppFolio’s interface is the more modern and more forgiving of the two, and Breeze’s simplicity is more about a smaller feature surface than a smoother one.

Support is Yardi’s strangest split. Breeze’s live chat is fast, with response times under 17 seconds coming up repeatedly, and then anything that has to leave the chat lane slows to a crawl: Capterra reviewers describe offline escalations taking days. Fast chat, slow resolution. AppFolio’s support complaints run more toward tiering and account-manager access than raw speed.

Breeze’s most consistent product criticisms in reviews are reporting depth and screening quality, both of which are partially answered by Premier’s custom reporting and partially not answered at all. AppFolio’s most consistent criticism is cost creep: the minimums, the onboarding fees, and the tier gates we covered above.
