The third-party comparisons are not much better. The big ones still print AppFolio per-unit prices that stopped existing when AppFolio went quote-only in 2026, and they cannot even agree on which dead number to print. One says $1.49 per unit. Another says $1.40.

Exhibit A: Buildium’s own comparison page. It ranks #1. It is written by Buildium, which is owned by RealPage. It presents Buildium’s $62 starting price against AppFolio without walking through Buildium’s own per-transaction fee stack, and it implies its Lumina AI is available more broadly than the Premium-only gating we found. Consider the source.

Exhibit B: SoftwareConnect. Their comparison, marked “updated May 19, 2026,” still prints AppFolio at $1.49, $3.20, and $5.00 per unit. Those are historical rates. AppFolio went quote-only in 2026, so a page claiming a May 2026 update while printing purchasable per-unit prices is internally contradictory. You cannot sign up for $1.49 per unit today.

Exhibit C: DoorLoop. Their comparison content, dated June 2, 2026, prints AppFolio at $1.40 per unit. Note that Exhibit B and Exhibit C are both supposedly current, and they disagree with each other by 9 cents on a price that no longer exists in either form.

We are not going to print a fake AppFolio per-unit rate in this post, because there is not one to print. What AppFolio will confirm is a monthly minimum in the $280 to $298 range and a practical portfolio floor of roughly 50 units. Everything else comes out of a sales conversation.

What you get for the money is real. • Additional bank accounts: $99 each
• Property inspections: a $99 setup plus roughly $40 to $95 in ongoing add-on costs

Run a normal 100-door operation through those meters and, on our working example, the fees come to roughly $274.60 per month on top of the $62 base. That is an estimate; your transaction mix will move it. But the shape is the finding: on Essential at 100 doors, the fees are not a rounding error on the subscription, they are more than four times the subscription.

Growth and Premium fold most of those meters into the flat price, which is exactly why the 100-door verdict below splits by tier. Buildium is owned by RealPage, the property management software conglomerate backed by private equity firm Thoma Bravo. RealPage also owns Propertyware and Knock.
