If you have toured an apartment in a big US metro lately, there is a decent chance the friendly leasing agent who answered your 11pm text was not a person. It was probably Elise. EliseAI claims its assistant now powers leasing conversations for roughly 1 in 8 apartment units in the United States, a company figure we cannot independently verify but one that matches how often we ran into it during our property management research for this cluster.

We spent two weeks poking at EliseAI from both sides of the conversation: as a fake prospect texting properties that run it, and as buyers sitting through the demo motion a mid-size operator would experience. This review covers what it does well (a lot), what it costs (they will not tell you, but we will share what is reported), and the one exit problem nobody mentions on the sales call.

One housekeeping note before we start: if you googled “EliseAI reviews” and landed on a pile of Glassdoor pages, those are employee reviews of EliseAI as a workplace. This is a product review of the software itself. Different question entirely.

EliseAI is the strongest leasing and resident AI we have tested, and it earns its 4.4. EliseAI is a conversational AI platform for housing operators. It is not property management software. It does not do accounting, it does not run your owner statements, and it will not replace AppFolio or Buildium. Instead, it sits on top of your PMS and takes over the conversations: every prospect inquiry, tour request, renewal nudge, maintenance intake, and late-rent follow-up that would otherwise land on a leasing agent’s desk.

The product splits into a few named modules:

  • LeasingAI answers prospect questions across email, SMS, webchat, and listing-site leads, then books tours directly against your availability. This is the flagship and the part most residents have unknowingly talked to.
  • VoiceAI and CallCenterAI do the same job on the phone. The voice agent answers calls, qualifies prospects, and schedules tours without a human picking up.
  • ResidentAI handles the post-lease side: maintenance request triage, renewal outreach, delinquency reminders, and general resident questions.
  • Agent by EliseAI, a mobile app launched in March 2026, pushes the assistant’s activity to on-site teams so a human can watch conversations and step in when something needs judgment.

The pitch is coverage. A leasing office is staffed maybe 50 hours a week. Prospects inquire around the clock, and the industry’s own dirty secret is that a large share of leads never get a response at all. Elise responds in seconds, every time, at 3am on a holiday weekend. That alone is why it wins deals.

Our hands-on observations

We could not run EliseAI on a portfolio of our own, since we do not have 500 apartment units lying around and EliseAI does not do self-serve trials. So we tested it the way a prospect experiences it: we found properties running Elise and worked the funnel, and we sat through the buyer-side demo motion.

From the prospect side, three things stood out in our runs:

It is fast and it does not feel canned. Text a question like “do you allow a 70 pound dog and what would parking cost me” at 10:40pm and you get a coherent, specific answer inside a minute, with breed policy, pet rent, and garage pricing pulled from the property’s actual data. Follow-up questions hold context. We tried to trip it with compound questions, slang, and mid-conversation topic changes, and it recovered better than any leasing bot we have tested, including the real estate ISA tools we cover in our Structurely review.

Tour booking is genuinely end to end. It offered slots, booked one, sent the confirmation and reminder, and rescheduled when we asked. No human touched the thread. This is the difference between EliseAI and the last generation of “chatbots” that collected a phone number and dumped it in a queue.

It knows when to hand off. When we pushed into territory that needed a human (a fair-housing-adjacent question about an accommodation), it did not improvise. It flagged the thread for staff. That restraint is exactly what you want from AI operating inside a regulated industry, and it is the hardest thing to get right.

On the buyer side, the demo motion is polished and reference-heavy. The flagship story EliseAI tells is Equity Residential, which the company says attributed about $14M in payroll savings to centralizing operations on Elise. Treat that as a client claim amplified by the vendor, not an audited number, but the direction is credible: the product’s whole economic case is that one centralized team plus Elise covers what used to take on-site staff at every building.

Faz says: The 3am pet-policy test is my favorite way to judge any leasing AI. Most bots either ignore the second half of a compound question or answer from a generic script. Elise answered both halves with the property’s real numbers. That is the product in one text message.

EliseAI pricing: quote only, and here is what is reported

This is where our enthusiasm gets a large asterisk. EliseAI publishes no pricing. No tiers, no per-unit rate, no minimum, nothing. Every deal is a custom quote based on your unit count and which modules you take.

The only concrete figure in circulation comes from a single source, and we want to be precise about what that source is: a comparison page published by layer3labs, a competitor. That page reports EliseAI at roughly $3 to $6 per unit per month with an annual minimum around $25,000. A competitor has every incentive to make EliseAI look expensive, so carry that bias into the number. But it is the only number anyone has put in public, and in our experience quote-gated enterprise tools usually land in the neighborhood of what rivals report.

Run the math on that reported range and the buyer profile becomes obvious:

The takeaway: below roughly 700 units, the reported minimum quietly multiplies your effective per-unit rate. A 100-unit operator paying a $25K minimum is paying over $20 per unit per month for a product reportedly listed at $3 to $6. That is not a criticism of the product. It is a statement about who it is for. The freshness test: what the homepage will not tell you

We run a freshness check on every vendor we review, and EliseAI produced the funniest result of this batch. As of our July 2026 check, the EliseAI homepage still advertises “$140M raised.”

The actual numbers: EliseAI closed a $250M Series E led by a16z in August 2025 at a $2.2B valuation, bringing total funding to $392M, and announced $200M in annual recurring revenue in June 2026 via Businesswire. The company is nearly three times as capitalized as its own homepage claims, almost a year after the round.

Why do we care? Two reasons. First, it tells you where engineering attention goes: at EliseAI it clearly goes into the product, not the marketing site, which as product reviewers we quietly respect. Second, it is a live demonstration of why you should never trust any vendor’s own pages for current facts, including pricing. If the homepage funding number can be a year stale, assume anything else uncited is too, and make your rep confirm every number in writing during the quote process.

For the buyer, the substance underneath is what matters: a $2.2B valuation, $392M raised, and $200M ARR mean EliseAI passes the vendor-viability test that a lot of venture-backed proptech does not. This is not a tool that disappears next year. In a category where we have watched brands vanish mid-review, that stability is worth real points.


The lock-in problem

Here is the caveat that never comes up on the sales call, and the main reason this review is a 4.4 and not higher.

EliseAI gets better on your portfolio over time. It learns your properties’ quirks, your policies, your escalation preferences, and it accumulates the full conversation history of every prospect and resident who ever texted your buildings. That is genuinely valuable while you are a customer.

It is also the trap. None of that transfers. If you leave EliseAI for a competitor in three years, the conversation history and the AI tuning built on your data do not come with you in any usable form. Your replacement assistant starts from zero: re-integration with your PMS, re-training on your policies, and a fresh round of the awkward early period where the bot gets things wrong and your on-site teams learn to distrust it. The switching cost grows every month you stay, which is exactly how the vendor likes it.

We are not saying this makes EliseAI a bad buy. We are saying you should price the exit before you sign the entrance. Practical moves: negotiate data export terms into the contract up front, ask specifically what formats conversation logs export in, and get the answer in writing. If the rep waves at “we have APIs,” push for specifics.

A second, softer caveat: deployment is not instant. Competitor-sourced criticism puts typical rollout at several weeks, and while we could not verify a precise figure and EliseAI does not publish one, no PMS-integrated enterprise AI goes live in a weekend. Plan a quarter for full rollout across a portfolio, not a sprint.

Who should buy EliseAI

Buy it if you operate roughly 500 or more units, your leasing teams are drowning in inquiry volume, and after-hours lead response is measurably costing you leases. The reported per-unit economics work at scale, the product is the most capable in its lane, and the vendor is financially durable. Centralized operators, student housing, and single family rental portfolios with pooled leasing teams are the sweet spot.

Skip it if you are under a few hundred doors. The reported ~$25K minimum makes the effective per-unit cost silly at small scale, and the bundled AI inside Buildium, DoorLoop, or AppFolio now covers a meaningful slice of the same job for money you are already spending. Negotiate hard if you are in the 300 to 700 unit gray zone. You are big enough that EliseAI will happily quote you, but small enough that the minimum does real damage to your effective rate. Quote a single module, get competitor quotes in writing, and use them.


Verdict

EliseAI is the best conversational AI for housing we have tested, full stop. It answers like a good leasing agent, books like a good leasing agent, and escalates like a careful one. The company behind it is heavily capitalized, growing fast, and embedded deeply enough in US multifamily that its “1 in 8 apartments” claim, while unverifiable, did not feel implausible from where we sat.

The score lands at 4.4 out of 5 because excellence here comes with three strings: pricing you cannot see until a sales call, a reported minimum that walls out everyone below mid-size, and a data lock-in that makes year-three you hostage to year-one you’s contract. None of those strings should stop a 1,000-unit operator. All three should stop a 40-unit landlord.
