Follow Up Boss Pricing (2026): Plans, the Calling Add-On Trap, and Zillow Pro Math

Follow Up Boss is the rare real estate CRM that publishes its prices. No demo call, no “request a quote” wall, just three plans on a public page. That honesty is one reason it became the default CRM that tools like Ylopo and Structurely plug into. But the sticker price is not the whole bill, and 2026 added a new line item: on July 9, 2026, Zillow took its Zillow Pro membership nationwide (reported by Inman), and that layer changes the math for anyone budgeting a FUB stack. In this post we walk the official plan pricing, the calling add-on that quietly gates part of the AI toolkit on the cheapest plan, the exact seat count where Pro beats Grow, and what the Zillow Pro layer costs on top. All figures were pulled from followupboss.com on July 16, 2026, and every number is labeled official or reported.

Follow Up Boss costs $69 per user per month on Grow ($58 annual), $499 per month for 10 users on Pro, and $1,000 per month for 30 users on Platform, all official as of July 2026. Grow’s $39 calling add-on unlocks the call-based AI features. Zillow Pro adds a reported $138 per month.

Grow, $69/user/mo ($58 annual, official), is the solo agent and small team entry point. You get the full CRM: lead routing, action plans, texting, the mobile app, and the integration ecosystem that makes FUB the hub for AI ISA tools and dialers. What you do not get is calling. Phone service on Grow is a paid add-on at $39/user/mo ($33 annual, official), and as we cover below, that add-on matters more than it looks.

Pro, $499/mo flat for 10 users ($416 annual, official), is where teams land. Calling and texting are included and unlimited, and you pick up team features like leaderboards and call reporting. Extra seats beyond 10 run $49/mo each ($41 annual, official), which is notably cheaper than a Grow seat plus calling.

Platform, $1,000/mo for 30 users ($833 annual, official), is the brokerage tier. Same included calling, plus the API access and account management larger operations want. Extra seats drop to $20/mo ($17 annual, official), the cheapest marginal seat in the lineup by far.

In our work setting up FUB stacks, the plan choice is rarely about features. It is about seat math and the calling add-on, so let us do that math properly.


The calling add-on trap: AI is free, except when it is not

Follow Up Boss includes its native AI on every plan at no extra charge: smart summaries, smart messages, suggested tasks, and predictive lead prioritization (official). That is genuinely better than most CRMs, which sell AI as a premium tier.

Here is the catch, in the vendor’s own words from the pricing page: “Some use data from the FUB Calling feature, which is a paid add-on for the Grow plan.”

Translation: the AI features that summarize and learn from your calls need call data, and on Grow, call data lives behind the $39/user/mo add-on (official). So the real all-in Grow price for the full AI experience is $108/user/mo monthly, or $91/user/mo annual (derived from official figures). Nobody at FUB is hiding this, but no ranker spells it out either, and it moves the Grow-vs-Pro crossover by three whole seats.

Faz says: Budget Grow at $108 per seat, not $69, if you want the AI doing its job. The $69 figure is real, but the version of Follow Up Boss everyone raves about is the one listening to your calls.

Grow vs Pro: the break-even seat table

Pro is a flat $499/mo for 10 users with calling included. Grow is per-seat. The crossover depends entirely on whether your seats need the calling add-on. Here is the monthly-billing math (all derived from official per-seat prices):

Two clean rules fall out of this:

  • Without calling, Grow stays cheaper through 7 seats ($483 vs $499) and Pro wins at 8.
  • With calling on every seat, the crossover drops to 5. Five Grow seats with calling cost $540/mo against Pro’s flat $499, and Pro throws in five more seats you have not hired for yet.

Annual billing follows the same shape: Grow at $58 crosses Pro’s $416 at 8 seats, and Grow plus calling at $91 crosses at 5. In our experience, teams of 5 to 7 that plan to actually use the phone should just take Pro. The AI gating question disappears, and the marginal seat price ($49 vs $108 all-in on Grow) makes the next two hires cheaper too.


The Zillow Pro layer: the new $138 question

This is the 2026 wrinkle. Zillow Pro, the premium membership that layers Zillow buyer-intent data and AI follow-up onto Follow Up Boss, went nationwide on July 9, 2026 after an eight-month rollout (reported, Inman, 2026-07-09). If you run FUB, you will be pitched this.

What it adds: smart lists that flag which of your leads are actively browsing Zillow, AI summaries of a lead’s Zillow history, AI-drafted messages built on that browsing data, premium agent branding on Zillow, and “My Agent” relationship status. We confirmed the feature list on the official Zillow Pro page on July 16, 2026. What that page does not show is a price. Every pricing path goes to “contact sales.”

The numbers in circulation: $138/mo for a single agent seat, with scaled pricing for teams and brokerages (reported, Inman and RISMedia, October 2025). Two more reported facts matter for your budget:

  • Zillow Premier Agent and Preferred partner agents get Zillow Pro free through 2026 (reported, Oct 2025 coverage). If you are already paying Zillow for leads, ask for this before paying a dollar.
  • FUB’s terms of service were updated in November 2025 to unlock Zillow Pro benefits (reported, RISMedia, 2025-11-03), which is worth reading if you care where your CRM data flows.

That last point deserves one honest sentence. Zillow acquired Follow Up Boss on December 8, 2023 for $399 million cash plus up to $100 million in earnout (official, Zillow announcement and FY2023 10-K). FUB runs as an independent brand and the founders stayed, and we have seen no evidence of data misuse. But Zillow Pro is explicitly a product that gets better the more Zillow knows about your pipeline, and teams sensitive to that trade-off should weigh it. The realistic all-in stack math

Here is what a real 2026 budget looks like for three common setups, monthly billing, derived from the official and reported figures above:

  • Solo agent, full AI, plus Zillow Pro: Grow $69 + calling $39 + Zillow Pro $138 (reported) = about $246/mo. If you are a Zillow Premier Agent, the reported free-through-2026 deal cuts that to $108.
  • Team of 6, everyone calls: Pro flat $499. Zillow Pro on top is scaled team pricing, quote-only (reported), so get the number in writing before you model it.
  • Brokerage of 30: Platform $1,000, or $833/mo annual. At $20 a marginal seat, this is the cheapest per-agent CRM math in the lineup at $33/agent/mo before add-ons.

Note what FUB does not charge for: contacts, integrations, or its native AI. That is not nothing. Costs that are not on the pricing page

A few line items catch teams after signup, so put them in the budget now:

  • Lead sources bill separately. Follow Up Boss routes and nurtures leads; it does not generate them. Zillow, realtor.com, Google ads, or a marketing platform like Ylopo all sit on top of the CRM bill. For most teams we work with, lead spend dwarfs the CRM line.
  • Third-party AI callers and ISAs are their own subscriptions. Tools that dial or text your FUB leads for you, such as Structurely, carry their own monthly fees plus usage. FUB’s included AI drafts and prioritizes; it does not place calls on its own.
  • Phone numbers and usage are bundled, but porting takes time. Calling on Pro and Platform is described as unlimited (official), which is genuinely rare at these prices. Budget calendar time, not money, for porting existing team numbers.
  • Onboarding is self-serve by default. The pricing page lists no setup fee, another quiet advantage over quote-gated rivals that commonly charge four figures to start. If you want white-glove migration from another CRM, that is a third-party consultant cost, not a FUB one.

What to negotiate before you sign

FUB’s published pricing leaves less to haggle than the quote-gated CRMs like Lofty or CINC, but a few levers are real:

  1. Take the annual discount if you are staying. Two months free is a clean 16.7% cut (official), and FUB’s no-contract posture means the risk is the prepay, not a lock-in.
  2. Ask about Zillow Pro partner status first. If anyone on the team is a Zillow Premier Agent or Preferred partner, the reported free-through-2026 window is the single biggest line item you can zero out.
  3. Model your seat count 12 months out, not today. A 6-seat team on Grow that hires two agents mid-year quietly sails past the Pro crossover and overpays until someone notices.
  4. Get Zillow Pro team pricing in writing. The $138 single-seat figure is reported, the team tiers are quote-only, and “scaled” can mean anything until it is on paper.
  5. Trial the AI on Grow before adding calling. The 14-day trial (official) is long enough to see which AI features you actually miss without call data.

Verdict: honest pricing, watch the two layers

Follow Up Boss in 2026 is one of the most transparently priced CRMs in real estate: $69, $499, or $1,000 a month, published, no contract, AI included (all official). The two things the pricing page will not compute for you are the ones this post exists for. First, the Grow plan’s real AI-enabled price is $108 a seat once the calling add-on is in, which pulls the Pro crossover down to just 5 users. Second, the Zillow Pro layer that went nationwide on July 9, 2026 adds a reported $138 a month that Zillow partner agents can currently get free.
